Leasing
Our experienced leasing staff will promote your rental property in a friendly and professional manner. The key to our success is to keep your apartments rented and avoid vacancy loss. We show property to potential renters M-F and on the weekends. Applicants are screened using a centralized approval process while utilizing Tenant Data Services.
Accounting
Our dedicated accounting staff is one of our greatest assets for keeping our owners informed about their investment. We use a top of the line property management program by Yardi Systems. Your property manager will see and approve every monthly bill before it is paid. If you would like, we can make your mortgage payments, tax payments or set up an escrow. At the end of every month we will generate your owner reports and issue owner disbursement checks. At the end of the year, your reports can be used by your tax preparer to complete your annual taxes. If your tax preparer needs additional reports or information from us, we would be glad to assist with this process. We will try our best to design our services to fit your needs.
Maintenance
RIS has full time maintenance technicians to handle a wide variety of maintenance needs. We are on call 24/7 offering our clients the customer service they deserve. Our reputation in the community helps us provide you with great service from several local vendors. Any time a vendor is used the bill is passed on to you with no up charge. We bid out most jobs such as lawn care, snow removal and large ticket items. We believe in preventive maintenance to keep your property in good condition and the equipment running smoothly. Although general upkeep of the interior of your apartments in necessary to keep your units rented, having nice curb appeal is very important during a tough rental market as well. We are only interested in managing your investment property if you have a desire to follow city-housing codes while keeping your property decent, safe and sanitary for all residents.
