Where is your office located?
421 S. 9th Street, Suite 209, Lincoln, NE  68508. Our office building is called Heritage Square and has a maroon colored awning over the front door.  We are located on 9th Street between K and L Street.

When is rent due?
Rent is due on the first day of the month. Your rent is considered late if you pay after 5:00 on the 5th day of the month.

What forms of payment do you accept?
Cash, check or money order.

What are your late fees?
You will be charged $25.00 after 5:00 on the 5th and another $25 after 5:00 on the 10th of the month.

What if I want to pay rent when the office isn’t open?
You can pay rent with a check or money order by placing your rent in the drop box conveniently located outside the front door to our office building. Do NOT put cash in the drop box.

Can I send my rent in via US Mail?
Yes, please make sure you put your current address on the check or money order. Your rent needs to be postmarked by the 5th in order to be counted as on time.

I see one of my neighbors has a pet. Can I have a pet too?
Not necessarily. You need to ask your property manager before you ever get a pet. Your neighbor may have an unauthorized pet. If the property accepts pets, you will need to pay a pet deposit, pay pet rent or both. You will also be required to sign a pet agreement. To avoid any heartbreak by getting a pet and then having to get rid of it, please talk to your manager first.

How do I give notice to vacate?
Your notice to vacate has to be IN WRITTNG and you need to turn it in by the first of the month in order to vacate by the first of the following month. We only accept notices from the 1st to the 1st of any given month. Your legal move out date will be at 5:00 on the last day of the month. If you would like a notice to vacate form, please visit the FORMS section to print one for yourself.

What if I am breaking my lease term?
We really would appreciate a call to your property manager just as soon as you know you may be breaking your lease. However, if you would like to look at your options before contacting us, please visit the FORMS section and click on the “proper notice” form. Either way, your notice to vacate needs to be in writing once you have made a decision to move.

Should I take utilities out of my name when I move?
Yes, You should call the utility companies and notify them that you are moving on the last day of the month. You are responsible for utilities through the end of the month (which is your legal move out date).

What else do I need to do when I move out?
Please print of copy of the move out procedures provided to you in our FORMS section. You should find a lot of information here. If you still have questions, please call your manager anytime.

When will I get my security deposit back?
You need to provide your forwarding address to us when you turn in your keys. The deposit release forms will be sent out by the 14th of the month. (Click here go back to the list of questions)

What if my roommate is moving, but I am staying in this apartment?
Your roommate and you need to fill out and sign a “releasing responsibility” from the lease form. (You can find this in our forms section.)  If the remaining roommate is getting a new roommate that person needs to fill out an application. If no one is replacing the person who is leaving, it will have to be determined whether the remaining roommates financially qualify to remain in the apartment by themselves. Once this is determined, all parties to the contract will be added /or removed at that time.

The office is open Monday through Friday 9 to 5. We do show apartments on the weekends as well.
